The journey to better building performance and lower emissions starts with a simple question: How well are your buildings really performing? Without operational visibility, inefficiencies remain hidden, making it harder to reduce costs and plan confidently for a lower-carbon future.

That was the challenge facing one of India's leading property developers. With a 70 million sq ft portfolio spanning residential, commercial, and retail developments across India's major cities, operational excellence is a business priority. At one of its properties, a 15-storey, 550,000 sq ft office tower in Mumbai, 19 chillers across five plantrooms and hundreds of connected assets generated vast amounts of operational data. Yet fragmented systems prevented the organisation from gaining a complete view of building performance, making it difficult to uncover inefficiencies, prioritise improvements, and support long-term decarbonization goals.

Johnson Controls transformed the fragmented building data into actionable intelligence through the OpenBlue cyber-secured, AI-powered smart building ecosystem.

Key business outcomes:

  • Cut treated water costs by 40%, unlocking $19,350 in potential annual savings
  • Reduced wastewater generation by about 32,000 kilolitres annually
  • Identified $21,000 in potential annual energy savings
  • Achieved a projected payback period of less than one year
  • Built a stronger data foundation to support long-term operational performance and the organisation's 2040 net-zero Scope 2 commitment

By providing a unified, real-time view of plantroom and floor-level performance, Johnson Controls OpenBlue enabled the property developer to monitor equipment performance, energy use, water consumption, and emissions from a single platform. These insights helped optimised chillers, cooling towers, pumps, air handling units, and water systems while maintaining uninterrupted building operations. OpenBlue also established a data-driven foundation for continuous performance improvement and long-term decarbonization planning.

The project demonstrates that operational visibility is the foundation of both high-performing and lower-carbon buildings. By turning fragmented data into actionable intelligence, Johnson Controls helps customers reduce operating costs, protect day-to-day operations, and build a clear path towards long-term sustainability.
