As Singapore intensifies its focus on decarbonization, commercial buildings, which are responsible for nearly 20% of the nation’s carbon emissions, are central to its sustainability ambitions.

Today’s evolving built environment demands more than ever. It requires a strong focus on lowering carbon emissions by accelerating building transformations — reducing environmental impact while enhancing energy efficiency and enabling capital deployment to support other business needs, with immediate cost savings.

In return, smarter space utilization and improved indoor air quality can boost occupant well-being and productivity. Meanwhile, seamless safety and security advancements ensure the protection of people, facilities, and assets now and for the years to come.

At Johnson Controls, we are proud to be at the forefront of this transformation. With a legacy of innovation spanning 140 years globally and over 40 years in Singapore, we bring deep domain expertise and advanced technologies to help building owners and operators realize their sustainability ambitions while strengthening operational resilience.

We’ve supported the nation’s growth with full lifecycle solutions, including next-generation Thermal Solutions, Building Management Systems, Smart Security, and AI-powered OpenBlue digital technologies. We deliver committed performance consistency with measurable outcomes through Energy Performance Contracting (EPC), helping customers achieve their decarbonization and operational goals with long-term impact.

CHALLENGE
Shaping Smarter Spaces and Delivering Impact in One of Singapore’s Largest Mixed-Use Commercial Developments at the Heart of the City Centre.

One of our recent landmark projects exemplifies this commitment. Our client, one of Asia’s largest diversified real estate groups owning one of the largest mixed-use commercial developments in Singapore’s Civic District, sought to align its development with the Singapore Green Building Masterplan and achieving Green SLE (Super Low Energy) certification. The goal for the development is to become a benchmark for peak energy performance and smart building management, powered by sustainable systems and digital innovation.

Our Project Management teams, who specialize in complex, multi-stakeholder environments, were tasked with planning to delivery for a comprehensive, large-scale retrofit. Retrofitting allows building owners to upgrade existing structures by optimizing energy performance through integrated design, modernizing resource-consuming systems, and installing advanced equipment. This approach enhances efficiency and sustainability, creates healthier and more productive workspaces, and maximizes effectiveness by aligning people, processes, and technology.

In order to ensure daily operations for the tenants within the mixed-use development, the teams had to guarantee zero downtime throughout the retrofitting process on this fully operational, live site. This required careful coordination with multiple tenants, to ensure business continuity without interruption.

SOLUTION
Delivering Committed Performance Consistency through Energy Performance Contracting (EPC)

At Johnson Controls, we deliver consistent performance through a proven outcome-based approach, enabled by EPC. We focus not only on creating a seamless experience, but measurable results. For our clients, this means peace of mind without having to navigate project and timeline complexities.

Beyond offering tools, support and products, we have dedicated, highly specialized experts to guide and consult our customers, providing them with access to information required anytime, anywhere. Our dedicated teams provide 24/7 support, ensuring strong project continuity and reduced outages. Through well-defined service level agreements (SLAs), we guarantee minimal or zero downtime, offering reliable and uninterrupted operations.

For this client, a 15-year planned service agreement was implemented, offering guaranteed outcomes such as:

IMPACT
Measurable Environmental and Business Impact

The development now operates with greater long-term efficiency, smarter energy use through real-time analytics, and predictable operational costs while enhancing lifecycle value. The project is set to cut around 88,000 tonnes of CO₂ over 15 years – equivalent to the saving of over 41,000 households' annual electricity consumption.

By transforming legacy systems into intelligent infrastructure, this project reflects a broader shift in commercial real estate: from static assets to dynamic, outcome-driven environments.

With a focus on collaboration, compliance, and shared outcomes, we aligned every stakeholder around a common vision and delivered with precision, shaping smarter spaces and delivering impact for Singapore.

Commitment to deliver consistent, scalable impact for Singapore and beyond

As the global leader in smart, safe, healthy and sustainable buildings, our mission is to reimagine the performance of buildings to serve people, places and the planet.

We enable buildings in Singapore to meet their performance and sustainability goals, by integrating advanced technologies with lifecycle services, helping them to stay ahead in their sustainability journeys. While bringing them closer to meet ambitious environmental targets and regulations, we strive to improve operational efficiencies, system reliability, and building performance.

This project is more than a retrofit — it represents a strategic shift in how commercial buildings are designed, managed, and optimized for a low-carbon future. It demonstrates a shift toward outcome-driven building operations that deliver guaranteed savings, operational reliability, and long-term sustainability — supporting both customer priorities and Singapore’s national goals.
